How do I get a one million pound mortgage?

The key difference is who provides it and how it is arranged. Private banks and specialist lenders offer the most competitive terms at this level, but they require a professional broker introduction. The process starts with an initial conversation with Onozzi to assess your financial profile. We then identify the most suitable lenders, prepare your application, and present it to selected institutions. We manage all communications and negotiations through to offer and completion.

What income do I need for a £1 million mortgage?

Standard high street lenders typically require around £180,000–£200,000 annual income for a £1 million mortgage at their maximum income multiple. Private banks and specialist lenders approach this very differently — they consider your total financial picture including assets, bonuses, investment income and future earnings, and often lend at 6–8× income multiples or more. Through Onozzi’s lender access, clients with complex or non-standard income who cannot access a £1m mortgage through the high street have been approved through private banking channels. We tailor the solution to your specific profile.

What if my income is complex — bonuses, dividends, contracts?

Complex income is our speciality. Private banks and specialist lenders assess these income types in full. We work with your accountant to document and present your income in the strongest possible way, then match you with the lender whose criteria align with your specific income profile and goals.

Can I get an interest-only mortgage for over £1 million?

Yes. We arrange interest-only mortgages to 85% LTV through private banks, with terms up to 35 years. An interest-only structure means you pay the interest each month — the capital is repaid through an agreed exit strategy such as a property sale, investment portfolio drawdown, or business exit. This is a popular structure for high-value borrowers who prefer to preserve capital for investment. Interest-only at these loan-to-value ratios is not available through standard high street lending.
