What qualifies as a high net worth mortgage?

A high net worth mortgage is a specialist mortgage available to clients who meet the FCA’s definition of a High Net Worth Individual — a net annual income of £300,000 or more, or net assets of £3 million or more. Once you meet this threshold, specialist lenders can apply different underwriting criteria, including higher income multiples, interest-only options, and bespoke repayment structures that mainstream lenders cannot offer. The key difference is that a high net worth mortgage is arranged through a specialist broker.

Why do I need a specialist HNW mortgage broker?

Standard mortgage brokers have access to high street lenders and a limited range of specialist products. Private banks — which offer the most flexible and competitive terms for large, complex mortgages — often require an introduction through an established broker with an existing professional relationship. A specialist HNW mortgage broker provides that introduction, presents your case in a way that maximises your borrowing potential, and manages the entire process. Without a specialist broker, you are limited to lenders you can approach directly, which rarely includes the best options for high net worth clients.

Can I use my bonus income in my mortgage application?

Yes, and this is one of the most common challenges we resolve for HNW clients. Standard lenders typically cap or discount bonus income, or require several years of history before considering it. Private banks and specialist lenders take a more flexible approach — we have secured arrangements where 100% of annual bonus income is used in the lending assessment, including bonuses paid in foreign currencies or in the form of carried interest, vested shares, or performance-linked payments.

What loan sizes can Onozzi arrange?

We arrange mortgages from £1 million upwards, with no upper limit. Completed cases include a £2.85m residential purchase, a £3.7m mortgage for a US citizen, an £8m arrangement for a non-domiciled client at 1.2% margin, an £11m BTL portfolio loan, and a £15m HMO portfolio refinancing. Do you arrange mortgages for non-UK residents and non-domiciled clients?

Yes. We have significant experience arranging mortgages for non-domiciled clients, foreign nationals purchasing UK property, UK nationals living abroad, and clients with international income streams in foreign currencies. This includes cases involving offshore company structures and international trust arrangements. We know which lenders are comfortable with these profiles and will not refer you to institutions that will decline on residency or domicile grounds.

More complex cases — involving multiple income streams, international elements, trust structures, or portfolio arrangements — usually take 6–10 weeks from instruction to offer.
