FAQs - HMO Mortgages

What is an HMO Mortgage?

An HMO mortgage is a buy-to-let mortgage specifically for Houses in Multiple Occupation — properties rented to three or more unrelated tenants who share facilities. Standard buy-to-let lenders often do not offer HMO products, or restrict the number of rooms they will consider. Specialist HMO lenders assess these properties based on their rental yield, room count, licence status, and the landlord’s experience.

How many bedrooms can I finance?

With the specialist lenders we work with, there is no maximum number of bedrooms. We have arranged mortgages for small 3-bedroom HMOs, large licensed 20-room properties, and student accommodation blocks with significantly more rooms.

Do I need an HMO licence to get a mortgage?

If your property meets the criteria for HMO licence requirement, lenders will require evidence of this, or a confirmation that it has been applied for. We work with lenders experienced in licensed HMO underwriting.

Can I buy an HMO through a limited company?

Yes. Limited company (SPV) applications for HMO mortgages are available through specialist lenders we work with. The rates and lending criteria differ from personal name applications. For portfolio landlords considering a company structure, we can advise on the mortgage options available through both routes.

Can first-time landlords get an HMO mortgage?

Some specialist lenders will consider first-time HMO landlords, particularly for smaller unlicensed HMOs. Others require you to have at least one existing buy-to-let property. We will confirm which lenders are available for your specific circumstance during our first conversation before recommending an approach.

What deposit do I need for an HMO mortgage?
