What qualifies as a professional mortgage?

A professional mortgage is a mortgage product offered to individuals with qualifications from a recognised UK professional body — doctors registered with the GMC, dentists with the GDC, solicitors with the SRA, accountants with ICAEW or ACCA, architects with the ARB, and others. Lenders class these borrowers as lower risk because of their structured career paths and strong long-term earnings. The main benefit is a higher income multiple — typically 5.5 to 6.5 times salary, compared to the standard 4 to 4.5 times available to most borrowers.

How much can I borrow as a professional?

For most qualifying professionals, income multiples of 5.5 to 6.5 times annual salary are available from specialist lenders. Standard oriducts would typically offer 4 to 4.5 times. On a salary of £80,000, this difference is between £320,000 to £360,000 (standard) and £440,000 to £520,000 (professional product) — a gap of up to £160,000 for the same salary. The exact multiple available depends on your profession, income structure, credit history, deposit and the specific lender we match you with.

Can I get a professional mortgage if I've just qualified?

Yes. Some lenders extend professional mortgage terms to newly qualified applicants with a signed employment offer or training contract, even before your first payslip. This is common for foundation doctors, newly qualified solicitors starting their training contract and NQ accountants. We will discuss whether this route is available for your specific situation, and which lenders are comfortable with it, during our first call.

Do I need to be employed or can I be self-employed?

Both. Employed professionals (salaried NHS doctors, employed solicitors, finance professionals) are straightforward to place. Self-employed professionals — GP partners, dental practice owners, self-employed barristers in chambers, or architects in their own practice — require a broker experienced in presenting partnership income, profit share and drawings to lenders who understand those structures. Will my student debt affect my application?

Student debt is considered by lenders as a monthly commitment, which reduces the maximum amount you can borrow when it is actively repaid. However, for professionals, lenders also consider your career trajectory and future income potential. A junior doctor with significant student loan repayments is treated very differently by specialist professional mortgage lenders than by a standard high street bank. We identify lenders who balance student debt commitments against your professional earnings trajectory appropriately.
